I want to convert a 5 bed into a HMO Student property- any idea on the rough cost?

It depends on many factors: where you live in the UK, whether your property is 2 or 3 storey and who your local authority is. Take a look at the HMO conversion guidance under Landlord Information. As a rough guide I budget 5-7k for a 2 storey and 10k for a 3 storey property. But it depends on the initial condition of the property and the Environmental Health schedule of works
