There was an article last week I think in the Eve Post about the planned new student village near Morfa. I must admit I am amazed that this has got through planning and I am also supprised that the developers are pushing this - it will not work.

These new-build student block have done well in Bristol and Cardiff mainly because they are built to a good standard and are in good locations. The model the developers use is to sell each of the units off to investors with the usual message that student accommodation is still a good investments etc etc.

The fact that this development is way way out of town miles away from the university seems to have escaped them. Are they telling us that students will be happy getting on a bus (student can't have cars apparently) after lectures taking a 0.5 - 1 hr bus ride back home to an areas that has little to offer any students. It won't happen. What is likely to happen is that the developer will end up selling a large number of units to out of town investors. They may let a few of the units but not all, therefore will have to let to non-students, i.e. professionals or even DSS! just to pay the mortgage. This will result in the whole development never taking on the feel of a student area and less and less students wanting to live there. Additionally the rental cost of these units is likely to be far more that Brynmill residential properties with more costs on top.

I am sorry but I just can't see it working.
