I am renting an un-hmo’d property and the tenants are threatening me with legal action. What is the best way to resolve this issue?

It really depends on whether your HMO needs to be licensed (see info on HMO's under Landlord Information). If its in Swansea then Additional Licensing applies which covers HMO's that are less that 3 storeys. If the property does come under Additional Licensing, I would recommend you applying for a license and running through the process, at least then your covered.
