Electrical safety certificates seem like a rather grey area in lettings. Do you know whether or not they are compulsory? And if so, do you need to get them annualy?
There is a statutory requirement for Landlords to ensure all electrical appliances are safe to use. However there is no electrical equivelant of CORGI. The landlord obligations are covered within:
- Consumer Protection Act 1987 - Health and Safety at Work Act 1974
All licensable HMO properties must have an NICEIC certificate (or equiv) stating that the electrical installations are satisfactory. At present you may get away with level 2 observations (cracked sockets etc) but these may be tightened up in the near future.
