Is anybody having much luck letting their rooms in Mount Pleasant at the moment? I've got two newly refurbished properties up there and I think I've only had one or two calls since the A-level results came out two weeks ago. Its absolutely dire
I have let mine last April but I have heard similar things from a number of Landlords with props in Mount Pleasant. There are a few weeks left I suppose but doesn't do much for the old stress levels. It seems that quite a few more landlords are using agents this year in that they are finding it harder to get them let. I know that StudentDigz have had quite a few properties recently on their books from landlords who usually let them privatly.
All seems a bit against the flow in that you would have thought that with the change of name it would have given the Institute a higher profile and should have translated into more students. Maybe the credit crunch is affecting funds?
Have you tried using the student accomodation websites, worth a go.
Its been the same for the last three years for me. I put my properties on the Institute accomodation list in January and then dont hear anything until end of August when the A-level results come out. Its always first years then (I don't know what happens to the 2nd and 3rd years).
1 Stop letting shop seem to have about 35 properties on their books all year. Have phoned them to ask and they say its very quiet etc.
When you let yours in April - was this to students who found you from the accomodation list or elsewhere? Also, I was told not to charge summer retainer to attract tenants early - do you do this?
I have personally kept well away from 1 stop Letting in that I feel they offer a crap service, are unprofessional and totaly incapable of looking after any of my properties. I remember 2 years ago contacting them for letting one of my properties in Neath. One of the girls turned up looked around and gave me a rental assessment. I gave them a key and didn't hear from them for 4 months. In the mean time I let the property myself and called 1 stop to tell them. Had a phone call a month later from my tenant stating that a lady with 4 children had turned up at the door stating that she had signed for the property with 1 stop and was due to move in that day. Obviously, I couldn't believe what I was hearing. When I called 1 Stop they said that they had called me a number of times (they had written my no down incorrectly) and even though they didn't get any response from me (they had my address) they went and signed her up anyway!! They didn't even apologise.
I let 1 of mine direct in April on the strength of a recommendation and the other 2 through StudentDigz. The rest of mine are in Brynmill and went around that time, all with summer retainers. I admit that M Pleasant is tougher but using 1 Stop just makes it tougher still.
